According to the National Association of Realtors® (NAR) publication 2000 'Agency - Choices, Challenges, and Opportunities', Exclusive Buyer Agency is: "The practice of representing only buyers and never sellers in a transaction. The company (Brokerage) never lists a seller's property and thus never has a seller as a client." The publication goes on to say that Exclusive Buyer Agency, " Promotes a more natural relationship for agents working with buyers". Why ? ".... any agent who lists properties for sale is used to representing Sellers and has a legal commitment (responsibility) to protect the Sellers interest and must get the highest price possible for the property.
The National Association of Realtors (NAR) has OPPOSED "Transaction Broker" Real Estate since 1993 as parties must relinquish their RIGHT to the protections afforded by FULL REPRESENTATION of an AGENT / AGENCY relationship with their Realtor.

Now it's an entirely different set of rules with a Buyers Brokerage. A buyers brokerage never takes listings and has no conflicting obligations with Sellers. As your Exclusive Buyer Agent I must always represent your best interest. I must also provide to you Full Disclosure of all material facts regarding properties, Total Loyalty, Complete Confidentiality and Honesty on all properties. In Florida, this can only be done in a Buyers Brokerage. We put this commitment to buyers in writing.
